Homes across Staten Island are taking more time to sell than they did a year or two ago. Not across the board. Not in every neighborhood. But enough that sellers are starting to feel it.
Here is what is actually happening, and what it means if you are thinking about listing.

What's changed
A few things are moving at once.
Buyers have more choices. Inventory has loosened up. That is good news for buyers. It means sellers can no longer assume three offers by Monday.
Rates are still a factor. Mortgage costs shape what buyers can actually afford. When payments stretch, offers get more cautious.
Pricing from last year does not work this year. Homes priced off 2023 comps are sitting. Homes priced off recent, real sales are moving.
Buyers are pickier. Condition matters more now. Dated kitchens, deferred repairs, and odd layouts get passed over faster than they used to.
None of this means the market is broken. It means it has shifted.
Where it shows up most
Not every part of Staten Island is moving at the same pace.
Mid-Island neighborhoods like New Springville and Bulls Head are steady, but picky buyers are slowing things down.
South Shore towns like Annadale, Huguenot, and Tottenville still pull strong interest for well-prepped homes.
North Shore is a tale of two markets. Move-in ready sells. Fixer-uppers linger.
East Shore homes near the water are moving, but flood insurance questions add friction.
If your home has been sitting, the reason is usually one of three things. Price, presentation, or exposure.
What sellers can do right now
A few honest moves that actually help.
Reset the price based on current comps. Not last spring. Not your neighbor's Zillow estimate. Real, closed sales from the last 60 to 90 days.
Address the obvious. Paint. Declutter. Fix the small stuff buyers use to knock $20,000 off.
Stage the photos, not just the house. Most buyers decide online first. If the listing photos do not land, the showings do not happen.
Rework the marketing. If your home has been up for weeks with the same tired photos and description, buyers have already scrolled past it.
