How much money do I need upfront to buy a home?

Plan on roughly 3% to 5% of purchase price for closing costs plus your down payment. FHA loans allow 3.5% down, conventional loans typically 5% to 20% down, and VA loans require zero down for eligible buyers. The calculator here projects your exact number.

Do I need to get pre-approved before house hunting?

Yes. In both Staten Island and New Jersey, sellers will not seriously consider an offer without a current pre-approval letter. I will introduce you to my preferred lender if you do not have one pre-approval typically takes 24 to 72 hours.
