Do I sell my Staten Island home before I find a New Jersey home?

In most cases, yes. List the SI home first, get it under contract, then go under contract in NJ with the proceeds in hand. NJ's 3-business-day attorney review window gives you a built-in exit if SI timing slips. Selling first also avoids carrying two mortgages and protects your equity.

What happens if my SI home sells before I find an NJ home?

A few options: rent-back from your SI buyer (typical 30 to 60 days), short-term rental in your target NJ town while you finish the search, or stay with family. Rent-back is most common and easiest to negotiate when offers come in.

Will my Staten Island equity actually buy more in New Jersey?

In most cases yes, particularly if you are moving to Middlesex County. The dollar-per-square-foot trade is most favorable in Old Bridge, East Brunswick, and Hillsborough. Marlboro, Holmdel, and Colts Neck are closer to even on price per square foot but win on lot size, school quality, and modern construction.

How are New Jersey property taxes compared to Staten Island?

NJ taxes are visibly higher per dollar of home value typically 1.8% to 2.5% versus SI's 0.7% to 0.9%. The trade is that NJ school spending and town services are largely funded through property tax, not city tax, and home values per square foot are usually lower. Net cost of living often favors NJ in the 5-to-10-year window. Always model your specific town in writing before deciding.

What is the New Jersey attorney review period?

Every standard NJ contract includes a 3-business-day attorney review window after both parties sign. During those 3 days, either attorney can modify the contract or cancel outright with no penalty. The contract becomes binding only after attorney review closes. This is the biggest contractual difference between buying in NY and buying in NJ and on a relocation, it is usually a buyer's safety net.

What is the Mansion Tax in New Jersey and who pays it?

NJ's Mansion Tax is 1% of the purchase price on transactions of $1M or more. As of July 2025, the Mansion Tax responsibility shifted from buyers to sellers on transactions above $1M. For most SI to NJ moves under $1M this does not apply, but on luxury moves it materially changes the seller's net.

How long do I have to update my driver's license and car registration after moving to NJ?

60 days from establishing NJ residency. License at NJ MVC, registration on the same trip if your title is in hand. Insurance must be NJ-registered before driving long term most carriers handle the swap on a 30-day grace period.
