Staten Island to the South Annadale Section

Your honest guide to South Annadale: the waterfront-luxury pocket of the South Shore - Arabus Lake, the estates, low taxes, and what living here is really like.

South Annadale is the ocean-side pocket of the neighborhood — the blocks that run below Hylan Boulevard toward Prince's Bay. Custom homes and estates on quiet cul-de-sacs, waterfront views over Arabus Lake, and some of the most well-appointed houses on the whole Island. It's the higher, more luxurious end of Annadale, with its own history as the old Spanish Camp seaside colony and its own water, and it prices accordingly. This guide is the honest version: what your money actually buys in this waterfront pocket versus the rest of the Island, the low, assessment-capped property taxes that still apply even at this level, the hour-plus commute with two train stations in reach, the flood check that matters most here, and who should skip South Annadale. Written by a Staten Island broker who runs this exact sell-and-buy move every week.

Who South Annadale is actually for

This is the luxury, waterfront end of the South Shore, and it fits a specific buyer:

  • The top-of-the-Island buyer. You want one of the most well-appointed homes on Staten Island, a custom build or an estate on a cul-de-sac, and you have the budget to buy in this tier.
  • The water-lover. You want a view over Arabus Lake or toward Prince's Bay, and the quiet of the ocean-side blocks, more than you want to be near a busy main drag.
  • The move-up family that still wants the train. You want space and prestige but you still want the Annadale SIR station in reach. South Annadale keeps the rail close.
  • The buyer who values privacy. The cul-de-sacs and the larger lots here are about calm and seclusion, a settled, high-end corner of the South Shore.

If you want a low entry price, a short commute, or zero flood conversation… keep reading, but adjust your expectations. South Annadale is the waterfront-luxury tier, and it asks for both the budget and the diligence.

03

Where it sits — and what the commute really costs

South Annadale is the ocean-side piece of Annadale, the blocks running below Hylan Boulevard toward Prince's Bay and Arabus Lake, with Huguenot to the south and the rest of Annadale inland to the north. Hylan Boulevard is the main east-west road and bus route, and the Korean War Veterans Parkway is a minute away.

Here's the honest commute math, and it's the real trade-off of the deep South Shore.

  • The train is close. The Annadale and Huguenot stations on the Staten Island Railway are both minutes away. The SIR runs to St. George in roughly 45 minutes, then the free Staten Island Ferry crosses to Lower Manhattan in about 25. Call it 75 to 95 minutes door-to-door.
  • Express bus: SIM express buses run along the Hylan corridor toward Manhattan for a one-seat ride, though traffic sets the clock.
  • By car: the Korean War Veterans Parkway and the West Shore Expressway move you up the Island quickly, away from the Hylan and Amboy lights, for errands and the rest of the borough.
  • Everyday driving: Hylan Boulevard, Annadale Road, and the Eltingville and Huguenot shopping keep the essentials close.

The takeaway: South Annadale is a long but real rail commute. It's deep on the South Shore, so the total time is significant, but having two SIR stations within minutes is a genuine edge. If your job is a five-day in-office Manhattan commute, ride it once at rush hour before you sign anything.

04

Home prices — and what your money actually buys

South Annadale sits at the top of the Annadale market, a waterfront-luxury pocket where homes run from the $800Ks up past $2.5 million on the Arabus Lake blocks. This is custom-and-estate territory. Here's how the tiers break down. Tap through them.

The entry into South Annadale

The more attainable homes on the inland-edge blocks, detached colonials and hi-ranches set back from the water, plus the occasional updated older home. This is the foothold into the waterfront pocket without buying directly on the lake, and it still puts you in the cul-de-sac calm and the station's reach.

Versus the rest of the Island: this money buys a mid-market detached home in many other neighborhoods. Here it buys a foothold in one of the Island's premier waterfront-adjacent pockets.

The heart of the market

Larger custom colonials on the quiet cul-de-sacs and residential streets, four and five bedrooms, high-end finishes, real lots, and often a short walk to the water. This is where most South Annadale buyers land, settled, spacious, and distinctly upscale.

Versus the rest of the Island: a comparable custom home in a pricier mid-Island neighborhood like Todt Hill costs the same or more. South Annadale's core is genuine luxury with the water close by.

The top of South Annadale

The waterfront estates on and around Arabus Lake, some reaching toward $2.5 million and beyond. Five and six bedrooms, bespoke finishes, bigger lots, and the lake or bay views that define this pocket. This is the neighborhood competing with the Island's very best addresses.

Versus the rest of the Island: Todt Hill and the premier mid-Island estates price comparably or higher, without the water. South Annadale's ceiling buys a genuine waterfront setting, with the same low, capped Staten Island tax structure underneath it.

Numbers move month to month, and a small luxury pocket swings more than most. These bands are built to stay roughly true through a normal market, but for a live read on a specific block or listing, that's a conversation, not a chart.

05

The best pockets — and how the section reads

South Annadale is small and almost entirely residential, so it reads by how close you are to the water, the cul-de-sacs, and the stations. Here's how the pockets compare.

The top tier

The Arabus Lake blocks

The waterfront estates on and around Arabus Lake, the most expensive and sought-after homes in the pocket, with lake and bay views and the deepest privacy. Run the flood zone here, the payoff is real but so is the diligence.

Quiet & custom

The cul-de-sac streets

The tucked-away residential streets and cul-de-sacs of larger custom colonials, calm, private, and a short walk from the water. The heart of the market and the sweet spot for most buyers here.

The foothold

The inland-edge blocks

The more attainable homes set back from the water, toward the Annadale and Huguenot borders, a way into the pocket at the lower end of the range, with the station and the schools intact.

Near the preserve

The Blue Heron Park edge

The blocks bordering the Blue Heron Park preserve, trading a little water proximity for woods, ponds, and trails at the back door. Green, quiet, and close to everything.

06

Property tax: the number that keeps a luxury home carryable

This is what makes a waterfront home on the South Shore affordable to carry. So let's be precise.

Staten Island's effective property-tax rate sits around 0.85% of market value, the lowest effective rate of any borough in the city. On a $1.1 million South Annadale home, that's roughly $9,000 to $10,000 a year, and even on a $2 million-plus Arabus Lake estate the bill stays far lower than a comparable home would carry in most high-tax markets.

And it's predictable. New York City taxes one- to three-family homes as Class 1, on a small fraction of market value, and caps how fast your assessment can rise: no more than 6% in a single year, and no more than 20% over any five years. Even at this price point, your bill can't lurch upward the way it can in places that revalue aggressively.

The waterfront note: on a lakefront or bay-adjacent home, the carrying cost is taxes plus flood insurance, and the second number can rival the first. I run both together before you commit, so you see the true monthly, not just the tax line.

07

Schools, in plain terms

South Annadale falls under New York City's Community School District 31, which covers all of Staten Island, and the South Shore is one of the strongest school clusters in the borough.

Local elementary and intermediate options sit within District 31, and the large zoned public high school for the area is Tottenville High School. South Annadale also sits right beside one of the Island's most prominent Catholic high schools, St. Joseph by-the-Sea on Hylan Boulevard, which draws South Shore families in large numbers.

Families chasing a specialized seat also look to Staten Island Technical High School in New Dorp, one of the city's exam high schools, ranked among the top public high schools in the country by Niche and U.S. News. Admission there is by the citywide SHSAT, not by address.

I don't grade schools for you, that's your call and your family's. What I'll do is point you to the zoned schools for any specific address and the current third-party ratings on Niche, GreatSchools, and U.S. News, so you're deciding on real data.

08

The day-to-day feel

South Annadale is quiet, upscale, and shaped by the water, the kind of pocket where the streets are cul-de-sacs and the loudest thing on a weekday morning is the breeze off the bay. It's one of the most settled, private corners of the South Shore.

Your weekday is calm, a coffee on Annadale Road, a grocery run, the kids at a South Shore field. Your weekend is a walk out to the water or into the Blue Heron Park preserve, a long dinner at a neighborhood Italian, a drive to the beach at Wolfe's Pond, or a slice from a local pizzeria. The pace is unhurried, and the blocks are the kind people hold onto for decades.

This is the high end of South Shore living. If what you want is space, water, privacy, and quiet inside the five boroughs, with the train still in reach, South Annadale delivers it.

09

The scenery — a lake, the bay, and a wild preserve

This is South Annadale's whole identity, and it's rare for the Island, a freshwater lake, the open bay, and a protected preserve all within the pocket.

  • Arabus Lake — the freshwater lake at the center of the pocket, with waterfront homes looking over it and a genuinely unusual setting for a New York City neighborhood.
  • Prince's Bay & the shoreline — the open water to the south, with bay views from the waterfront blocks and big South Shore sky.
  • Blue Heron Park Preserve — a "forever wild" preserve of woods, freshwater ponds, and trails with a nature center, bordering the pocket. Real wilderness inside the city.
  • Wolfe's Pond & Bunker Ponds Parks — more woods, water, and a bay beach a short drive south in Prince's Bay.

The curb appeal here is genuinely high-end, custom homes, mature landscaping, long driveways. The real scenery is the water, the lake, and the preserve, a combination most of the city can only wish for.

Where you'll actually meet people

Staten Island runs on relationships, and the South Shore is the deep end of that. If you're moving in from another part of the borough or the city, here's where the social and professional life happens.

  • The train and the ferry — the boat is where Island professionals trade notes every morning, and with the Annadale and Huguenot stations minutes away, you're on that run from your own block. A floating network you join by accident.
  • St. Joseph by-the-Sea & the parishes — the school on Hylan and the South Shore's active parishes are a genuine community anchor for a lot of families here.
  • Blue Heron Park & the fields — the nature center programs, the youth sports, and the park events give you ready-made circles built around shared routines.
  • Annadale Road — the local restaurants and cafes just up the hill function as the neighborhood's living room, where you become a regular and the blocks start to feel like yours.

14

Climate & coast: the waterfront trade-off

The weather is standard New York, four seasons, humid summers, the occasional nor'easter. In South Annadale, because this is the ocean-side, lake-and-bay pocket, the coast is the defining factor, and the flood conversation matters more here than almost anywhere in Annadale.

  • Water is the whole appeal, and the whole caution. The Arabus Lake and bay-adjacent blocks are the most desirable in the pocket, and also the ones that carry real coastal-flood exposure. This shore has flooded in major storms.
  • So the specific home matters enormously. Two houses a block apart can sit in very different flood zones. On any home here, pull the FEMA flood zone, the elevation certificate, and the flood-insurance quote before you fall for it, that last number is part of your real monthly.
  • The payoff is genuine. The lake, the bay breeze, and the open water are things most of the city will never have at the end of their street. Bought with eyes open, it's a rare setting.
  • Snow is standard. The South Shore gets typical New York winters, and NYC Sanitation plows the Island, for what that's worth on a heavy week.

Practical rule: in South Annadale the flood map is not a footnote, it's central. I pull the FEMA flood zone, the elevation certificate, and the insurance picture on any home here before you write an offer. Diligence is cheap; surprises aren't.

15

What locals know that newcomers don't

  • This was Spanish Camp. The pocket started in the 1920s as a seaside summer colony of bungalows and tents, later home to the social activist Dorothy Day, whose cottage here is a recognized historic site. The luxury homes rose where the bungalows stood.
  • Arabus Lake is the prize. The freshwater lake at the center is what sets this pocket apart from the rest of Annadale, and locals know the lakefront blocks are a tier of their own.
  • Two stations, not one. Both the Annadale and Huguenot SIR stops are minutes away, a genuine edge on the deep South Shore for anyone who commutes by rail.
  • The flood map is the whole game. Locals know the elevation and the flood zone block by block here, and that the insurance number can move a deal as much as the price.
  • It's the quiet luxury corner. No main-street bustle, no scene, just cul-de-sacs, water, and some of the most well-appointed homes on the Island. That's the point.

16

Who should not move to South Annadale

I'd rather lose your business honestly than sell you the wrong block. Skip South Annadale if:

  • Your budget tops out under the high six figures. This is the luxury, waterfront tier of the South Shore, with homes starting in the $800Ks and running well past two million. If you're stretching, the interior blocks of Annadale or a neighboring neighborhood will give you more room.
  • You want zero flood conversation. This is the ocean-side pocket. The waterfront blocks carry real risk, and even inland ones need a check. If you want none of that, buy well inland, here or elsewhere.
  • You're a five-day, in-office Manhattan commuter. Even with two stations close, this is the deep South Shore, and the total train-and-ferry time is long. Ride it once at rush hour before you commit.
  • You want walkability and nightlife. South Annadale is cul-de-sacs and water, quiet to the core. Lovely for that, wrong if you want a main street or a scene out your door.

17

The honest scorecard

The case for

  • The waterfront-luxury tier of the South Shore, custom homes and estates
  • Arabus Lake and Prince's Bay water, rare for a city neighborhood
  • Low, assessment-capped Staten Island property taxes, even on a luxury home
  • Two SIR stations, Annadale and Huguenot, minutes away
  • The Blue Heron Park preserve and Wolfe's Pond at the edge
  • Quiet cul-de-sacs, big lots, and genuine privacy

The trade-offs

  • A luxury entry point, homes starting in the $800Ks
  • Real coastal-flood risk on the waterfront blocks, insurance to match
  • Deep South Shore, so the total Manhattan commute is long
  • Quiet to the point of sleepy, no main-street scene or nightlife
  • Limited inventory, a small pocket that turns over slowly
  • Car still needed for a lot of daily errands

18

The part most people underestimate: selling one home while buying the next

Here's what nobody tells you. If you're buying in South Annadale, you're almost never just buying, you're selling your current home at the same time. That's two transactions running on the same clock, and the seam between them is where deals get expensive or fall apart.

That's the part I quarterback for you.

  • The timing is a tightrope. Sell first and you may be renting back or scrambling for a place to land. Buy first and you're carrying two homes, at this price point, two big ones. Lining up your sale closing and your South Annadale purchase, deposits, rate locks, possession dates, is the difference between a smooth move and a month of chaos.
  • The money has to flow in order. Your down payment on a luxury home usually depends on the equity coming out of your current one. If those closings aren't sequenced correctly, you're either short at the table or bridging a gap you didn't plan for.
  • The waterfront adds diligence. On a lakefront or bay-adjacent home, the flood zone, elevation certificate, and insurance quote can make or break the deal, and they need to happen early, not at the closing table. That review is its own job, and it's one I run up front.

This is exactly the gap I built Real Connect Group to close. I run both sides of a move every week, the sale of your current home and the purchase of your next one, as a single coordinated plan, so the sale funds the purchase, the timelines line up, and you're never exposed in the middle.

You don't need two agents who don't talk to each other. You need one person managing the whole move.

19

So — is South Annadale your move?

South Annadale is close to perfect for one specific buyer: the family that wants the waterfront-luxury end of the South Shore, a custom home on a quiet cul-de-sac, the lake or the bay in view, and two train stations in reach, at a Staten Island tax bill.

You give up the low entry price and the short commute, and on the water you take on a real flood conversation. In return you get space, privacy, water, a preserve at the edge, and a carrying cost that keeps even a luxury home within reach, in one of the Island's most exclusive pockets.

If that's the trade you're looking for, you're looking in the right place. The only things left are buying on the right block, at the right number, with the flood and insurance picture in hand, and lining up the sale of your current home so the whole thing moves as one.

That part, I've got.

When you're ready to move, let's plan it together.

A 1:1 strategy call is 15 minutes. We talk timeline, target towns, current home value, and what your move actually looks like start to finish. No pitch. No pressure. You leave with a plan whether you hire me or not.
