Sell Your Staten Island or New Jersey Home With Strategy

Listing a home is not a hobby project. It is the largest single transaction most families will run in their lifetime. I list, market, and close homes in both Staten Island and New Jersey under one process designed to protect your equity and your timeline whether you are selling, relocating, or doing both at once.

What Selling With Allison Looks Like

A pre-listing walkthrough of your home, top to bottom. A pricing analysis based on the comps that actually sold, not the comps that just listed. A pre-launch prep plan that tells you exactly what to fix and what to leave alone. Professional photography, video, and floorplans included on every listing. A marketing rollout that hits MLS, Zillow, Realtor.com, and Instagram in the same 24-hour window. Weekly seller updates with showing data and feedback. And one realtor handling the whole thing across both states if you are also relocating.

The Connectd Listing Method

Every home I list runs through the same five-stage method. It is the difference between a home that sits and a home that closes near or above asking.

01

Pricing

Sold-comp analysis from the last 90 days. Days-on-market trend for your specific home type. List price set to attract buyer demand, not just the highest number on paper.

02

Prep

A written pre-listing checklist. Vendor referrals for the things worth fixing, honest direction on the things not worth fixing. Staging recommendations sized to your home and

budget.

04

Production

Professional photography, drone, video walk-through, and floor plans. Listing copy

written in plain English that highlights what buyers actually search for in your town.

04

Launch

Coming Soon promotion before MLS goes live. Coordinated 24-hour rollout across MLS,

Zillow, Realtor.com, Instagram, Facebook, and email. First showings booked within 48 hours of

launch.

05

Close

Offer review with line-by-line breakdown. Negotiation handled by me, not handed off.

Inspection, appraisal, and closing coordination managed inside one shared timeline you can

see at any time.

Meet Allison Mireau

I sold my own home in Staten Island twice. I got licensed in both New York and New Jersey. I moved my family to Somerset County. Then I built a business helping other Staten Island families do the same thing with way less chaos. Today I run Real Connect Realty under eXp Realty, lead a small team across both states, and have helped dozens of families relocate without losing money or sleep.

Frequently Asked Questions

How is your commission structured?

Listing commission is negotiated in writing on every single listing no surprises, no hidden fees. The fee covers full marketing, photography, video, professional listing copy, MLS distribution, showing management, and negotiation through closing. We talk numbers on the strategy call.

How long will my home take to sell?

A well-priced home in Staten Island or the Monmouth, Middlesex, or Somerset NJ market typically goes under contract in 3 to 14 days. Total time from listing to closing runs 35 to 60 days depending on buyer financing.

Should I make repairs before listing?

Sometimes yes, sometimes no. Cosmetic fixes paint, decluttering, light staging almost always pay back. Major systems work roof, HVAC, electrical usually does not pay back at sale unless it is broken. We walk your home before listing and decide together, in writing.

Can I list my Staten Island home with you and buy in NJ with another agent?

You can, but you usually shouldn't. Two agents working from two different timelines is how moves break. I am dual-licensed for exactly this reason one realtor, one timeline, one point of contact across both states.

What does it cost to sell a home in Staten Island?

Roughly 6% to 8% of the sale price all-in, including agent commissions, NYC and NY State transfer taxes, attorney fees, and standard closing costs. Use the calculator here for an exact projection.

What does it cost to sell a home in New Jersey?

Roughly 7% to 9% of the sale price all-in. As of July 2025, NJ shifted the Mansion Tax responsibility to sellers on transactions above $1M, plus the standard NJ Realty Transfer Fee. Calculator covers the current numbers.
